The realtor will advise the seller that a well kept, updated home has the probability of selling quickly and in most cases, the seller will have to be prepared to move or negotiate a leaseback.

A great realtor will advise a seller how to prepare the property for sale. Instructing the seller to "declutter" and or remove personal items, to achieve the highest emotional responses from prospective buyers.
3.
A great realtor will complete a property analysis of the selling property and inform the seller to get an appraisal value as well. This value will support the property analysis and assure a true and honest acceptable value of sell for the seller.
